What is a GML file?
A GML file is a format where the perimeter geometric definition of your cadastral plot is provided. The digitization of the vertices is carried out using software and precision instruments.
Creating a GML file is legal security and a new way of organizing the Cadastre registry.
GML and Geomaps
As a general rule, we will apply two methodologies to generate the perimeter geometric definition of plots in GML format:
- Topographic survey as a more precise way
- Digitization of cadastral cartography, once it has been proven that it reflects the physical reality of the properties.
As an added value, Geomaps provides its clients with a Georeferencing Certificate, a document with the guarantees of the Official College of Geomatic and Topographic Engineering.
According to the law
Law 13/2015 of June 24, 2015, has reformed the Mortgage Law and, among other issues, requires the description of registered properties in certain real estate traffic operations through a georeferenced graphic representation.
This representation is usually incorporated into the descriptive and graphic cadastral certification, but when it does not reflect the physical reality of the property or when it is going to be altered due to a reparceling of the territory, the interested parties must prepare an alternative georeferenced graphic representation.
Resolutions 11655 and 11652, developing the Reform of the Mortgage Law, establish the content and computer format of the file that must contain it (GML INSPIRE format of cadastral parcel) which is published on the Portal of the General Directorate of the Cadastre.
